Before making the final decision to offer your home for private rental, consult local building and zoning authorities to see if any restrictions apply in your area. Also check your mortgage documents, if any, to see if there are restrictions on renting out your home while you're still paying off a mortgage.
Set your monthly rental rate after checking the competition is charging for similar properties in your area.

Prepare a rental lease for the property, or purchase one. Make sure it spells out specific terms and conditions. A lease is designed to protect the legal rights of both the tenant and the landlord.
